One every 'amavas' an evil spirit enters the body of the Jagirdar Jagira, and he goes on a killing spree in and around the palace. When the villagers realise that it is Jagira who is doing the killings, they stone him to death and bury him in the palace grounds. They flee from the palace and the adjoining village to escape from the wrath of the evil spirit.

Every amavas night the evil spirit in Jagira rises from the grave and kills anyone who ventures into the palace. Legend named the palace as "KHOONI MAHAL".
Twenty years later, a group of young couples take refuge in the Khooni Mahal while escaping from a gang of murderers. They are trapped inside. On one side is the dreaded Jagira and on the other the murderers after their blood.

The night that follows turns out to be a night of horrifying terror and spine-chilling suspense as the palace lives up to its name of "KHOONI MAHAL".
